Florida Short-Term Rental Licensing Basics
Requirements vary by state agency, county, city, zoning district and building or community. Confirm what applies to your specific property before listing.
- Florida DBPR Vacation Rental License — Qualifying vacation rentals must obtain the applicable Florida Department of Business & Professional Regulation lodging license before operating.
- Florida Sales Tax — Transient accommodations rented for six months or less are generally subject to Florida's 6% state sales tax, plus any applicable county discretionary sales surtax.
- County Tourist Taxes — Counties may impose additional Tourist Development, Convention Development or other transient rental taxes. Rates and filing requirements vary by location.
- Local Licensing & Zoning — Cities and counties may require vacation rental registration, Business Tax Receipts, Certificates of Use, inspections, zoning approval, responsible-party contacts and other local compliance requirements.
- HOA, Condo & Building Rules — A property may be legally eligible for short-term rental use under government regulations but still be restricted by its condominium association, HOA, resort community or building rules. Rental restrictions should always be verified before listing.
